The Process

The Process

 

Each building project is as individual as our clients and for this reason; we ensure that we guide each project along a flexible and open process. At the same time, some aspects of the process must complete certain stages before we can progress to the next phase.

Below is a brief outline of each stage we must pass through to get your job to site:


Site Assessment

Our Development Consultant will assess your land and its surroundings and organise a survey and engineer's report if necessary to determine how best to develop your particular piece of land. All of this can be arranged at this early stage for a small fee to determine your exact requirements.


Feasibility

Understanding the size and location of your block of land as well as the levels and surrounding area will enable our Development Consultant to discuss your options with you in terms of your expectations and what is feasible. We can propose a sketch and if you are happy with the plans, we can provide some costings to see if this will fit in with your budget.


Costings

To give you an accurate idea of the cost of your project, we send a copy of your plans to our estimating department who will factor in all possible requirements based on the work required. Our aim is to make sure you are fully aware of what is involved so that there are no surprises further down the track.


Signing Up

If you are happy with the design and the pricing is in line with your budget then we are ready to draw up to full working drawings. Our Development Consultant will sign a Preparation of Plans agreement with you and request a small fee for the work that is about to be carried out. This fee will be taken off the contract value if we enter into a building contract.


Planning

Once you have signed up, if we haven't already had to do so, we will now order a survey and engineer's report. Once we have a complete survey we are able to plot your design on the land. Every project will require planning approval from the local shire and it is at this early stage that this is applied for as obtaining planning approval can take many weeks.


Working Drawings and Building Contract

After planning approval has been sought, the drafting department will create a full set of working drawings and send off for necessary quotes from our suppliers. Once we are able to fix your provisional sums we will put together a building contract which will include a full addenda showing all the inclusions and a full set of plans. Your Development Consultant will explain your building contract to you in full so that you are aware of what is involved and if there are any special conditions to note.


Building Licence

At this stage we will compile an application and send for your building licence. This will only be granted once planning has been approved and without both approvals we cannot proceed to site.


Colour and Prestart Meetings

We will contact you to book in your colour meeting, which is held at one of our nominated tile shops in Osborne Park. Here, one of our qualified interior designers will help you select everything from the brick and window frames to the tiling and laminates.

Once your colour meeting has been completed, we will arrange a date for your prestart meeting which will be held with your allocated Contract Administrator at Gemmill Projects head office. Your Contract Administrator will go through your plans with you in fine detail to ensure any final, non structural amendments are made including changes to your electrical plan and changes to fixtures and fittings. Your Contract Administrator will be your point of contact throughout this period all the way to key handover at the end of construction.


Approvals

We will arrange for your planning approval, building licence and water applications but you must provide us with evidence of your formal finance approval, land settlement and Alinta Gas and Synergy account numbers. Without this information we cannot proceed to site.


Site Inspection

Prior to any work commencing on site we will conduct a site inspection to take photographs and note the condition of the site. We will look at the fence surrounding the property as well as the kerb and footpath.


Scheduling

During this stage we will be sending copies of your plans to all of our suppliers and one of our highly trained schedulers will put together all the orders applicable to your individual design. This stage will begin once we receive your signed final plans and will be completed once we receive your building licence in our office. After a final check of the details we will book in the earthworks and slab dates and work on site can now begin.


Construction

Now that we are on site, construction is looked after by our experienced and professional Site Manager who is backed up by our Senior Site Manager and Construction Manager. They will give you complete peace of mind and the knowledge that your development will be built on time and to the highest quality.


Handover

Once construction has reached practical completion, your Site Manager will meet you on site for a complete inspection of the work. Once you are happy and would like to take possession of the house, your Contract Administrator will contact you to book in a handover meeting at head office. At this meeting you will pick up your keys and applicable paperwork.
